CONDO INSPECTIONS  

Buying a home is one of the most important things you will ever do.  Many hidden defects and dangers are difficult to see and can cost you money later.  That is why having an inspection is one of the most crucial evaluations you can have.  At Allied we offer a range of services that you can include in your comprehensive report. 

Structural

Structural inspections aim to visually detect any signs of abnormal settlement, lateral movement, or structural weakness in the load-bearing elements of a building, including the footings, foundation, floor members, bearing walls, and asphalt parking surface. Proper drainage, wood destroying organisms, and ventilation are crucial factors that must be considered.  The inspection report also includes estimated repair costs and engineering expenses.

Mechanical

This inspection will evaluate the condition of the heating, air conditioning, and ventilation systems. The inspector will visually examine accessible components, such as ductwork, registers, filters, condensing units, air handlers, coils, and thermostats. It will also assess temperature differences, insulation quality, compressor function, and overall system size. The report will include recommendations for necessary repairs.

Roof Inspection

Roof inspections are done to check for current leakage through the roof covering, and to note any overall condition or deficiencies. We will inspect the flashings, shingles, tiles, vents, skylights, gutters . Our assessment will include an estimation of the age and remaining life of the roof, along with details on repair or replacement costs.

Wood-Destroying Organisms

Our inspectors are licensed to inspect Wood-Destroying Organisms. We provide a “1145 State of Florida” form to report on the findings as required by Chapter 486 of the Florida Statutes and the Dept.  of Agriculture and Consumer Services. If any treatments are recommended, we will provide a separate estimate .

Electrical

We inspect your electrical system thoroughly, including hard-wired components, wiring, and devices. Our evaluation ensures system adequacy for present demand and includes checking crawl spaces and attics for grounding and wiring. We remove panel covers to inspect wiring and equipment, and evaluate switches, receptacles, lighting, exhaust fans, and breakers. We test smoke alarms and lighting fixtures, providing repair or replacement cost assessments for any issues discovered.

Plumbing

Plumbing inspections will visually assess all fixtures, connections, lavatories, water closets, and accessible piping. We will also check the water pressure and drain speed to ensure everything is working correctly. If we find any issues, we will provide you with repair estimates. In the event that we discover any issues during the inspection, our team will take the time to provide you with comprehensive repair estimates so that you can make an informed decision about how to proceed.

Appliances

Residential appliances are inspected for their overall performance and condition. Our inspection includes checking all doors, drawers, lights, seals, elements, and controls. Additionally, we will verify the cooling temperatures in your refrigeration system. 

New Construction

 Allied offers “New Home Inspections” that give the homeowner a thorough review of all current or potential structural and safety issues. Schedule an appointment before your warranty expires to ensure your home is up to code!

OPTIONAL INSPECTIONS

Insurance Inspection

Allied is now offering Insurance Inspections in accordance with new Florida guidelines that may qualify you for a discount. Components such as hurricane straps, shutters and roof sheathing are assessed to determine condition and effectiveness.

Thermal Imaging

Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to reveal to clients things about their homes or buildings that cannot be detected using conventional inspection methods. 

Swimming Pool

We conduct inspections on swimming pools, focusing on their structural components, equipment, piping, decking, and circulation. Any indications of leakage, deterioration, or corroded galvanized piping, as well as other deficiencies, will be noted. We will also confirm the presence of low voltage lighting, safety drains, and self-closing gates on surrounding fences. 

Radon Testing

Radon is a naturally occurring radioactive gas. You cannot see, smell, or taste radon. This radioactive gas has been found in homes all over the United States. It comes from the natural breakdown of uranium in soil, rock, and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation.

Mold and Moisture Inspections

Allied provides a comprehensive assessment of the surface environment of a home or building using visual means, as well as on-site testing with moisture meters, hygrometers, ATP (on-site mold detection),  air sampling, and surface sampling procedures.

Chinese Drywall

Problematic drywall report experiencing health issues such as respiratory irritation, as well as problems with copper corrosion and sulfur odors. We conduct detailed point-by-point inspections of accessible areas, including limited invasive borescopes of interior wall cavities.

Detached Structure

Structures or buildings on your property that are not connected to your primary dwelling by clear space or fence are considered separate. For example, a garage or shed on your property that is not attached to your house would fall under this category.
